Ground Up Construction Loan FAQ's

How Does The Construction Draw Process Work?

Construction loans have two components - an initial advance and a construction holdback. Before we close your loan, you’ll submit a construction budget.

As you complete work on the project, you will be reimbursed.

Simply upload pictures of the completed work, request the amount you want to draw and receive your funds within 48 hours.

We don’t require inspections on rehab draws, just pictures uploaded to our online portal.

Experience Requirements For
Ground Up Construction Loans?

Ridge Street requires that you have building or fix and flip experience (with heavy rehab) in order to provide a Ground Up Construction Loan. To be specific, you’ll need one of the following:

  1. 1 Completed GUC Experience

  2. 3 Fix and Flips (1 With Heavy Rehab)

  3. If you’re a Licensed General Contractor, 5 Completed GUC Projects With Open and Closed Permits.

Are Plans And Permits Required Before Financing?

Ridge Street always requires that at least plans be in place before lending.

For experienced builders, we can lend without permits so that you can start construction as soon as permits are issued.

In most cases, we'll pre-approve your project before permits are issued and then close loan within 3 days of permitting.

Depending on the county, permitting often takes longer than developers anticipate.
